For example, there are lots of small, fiddly jobs in a house that you could do safely do yourself which will save the landlord money and time. But if you call the landlord to ask him to change a fuse in plug, don’t expect a rent reduction.
Similarly, if you act responsibly and tell the landlord about things like leaking gutters as soon as you see the problem, you will save him money, because problems that you ignore can become costly for you and him. And if you save your landlord money on these kind of repairs, that can really translate into lower rent.
Landlords also like and will negotiate rents with the sort of tenants who don’t upset neighbours with noisy parties and treat the local area with respect. Dumping old sofas outside the house and having a rowdy party every night that keeps neighbours awake (and them then calling your landlord to complain) will not get you a rent cut.
In summary, keep the hassle factor down for you landlord and he will want to keep you – and at a lower rent too. Cause him endless unnecessary problems and you can only expect a hike in rent.
Renting Somewhere New – Negotiating Rents Down
If you are looking to rent a place from a new landlord or letting agent, come to the viewing with proof that you can afford the rent.
For example, bring recent bank statements showing a good credit balance and your income and bring other proofs of income (such as pay slips and contracts of employment and job references).
Also show them testimonials from past landlords/ letting agents saying what a great tenant you were.
Believe it or not, landlords and letting agents are human too and have better things to do than go out in the cold evenings doing viewings and showing prospective tenants a property, especially as more than 75% are going to be no-hopers anyway, in that they cannot afford the rent anyhow!
If you can show them at a viewing that you are the kind of tenant they are looking for, they will pick you over other applicants and will often be willing to cut asking rents and even their fees too – and often bung in other goodies, like better furnishings and a better level of decoration!
